How is loan EMI calculated?

EMI = P x r x (1 + r)^n / ((1 + r)^n - 1), where P is the loan, r is the monthly rate (annual rate / 12 / 100) and n is the number of months.

What is the EMI on a 30 lakh home loan for 20 years?

At 8.5 percent it is about Rs 26,035 a month, and you pay around Rs 32.5 lakh in interest over 240 months.

Does a shorter loan tenure save interest?

Yes. A shorter tenure raises the EMI but cuts total interest sharply. Change the tenure here to compare both numbers side by side.
